Cost to sell a home — common questions

How much does it cost to sell a home in Santa Clara County?

In Santa Clara County, sellers typically pay the real-estate commission (the largest cost), the county documentary transfer tax of $1.10 per $1,000 of sale price, any applicable city transfer tax (for example San Jose's tiered Measure E on sales of $2,300,000 and above, or Mountain View's Measure G), plus escrow/title fees and disclosure costs. With Equitas Homes you pay a 1% listing fee instead of a traditional 3% listing fee — on a $2,500,000 sale that preserves roughly $50,000 of equity on the listing side alone. All commissions are negotiable and not set by law.

How much does it cost to sell a home in San Mateo County?

In San Mateo County, sellers pay the commission, the county documentary transfer tax of $1.10 per $1,000 (customarily 100% seller), plus any city transfer tax. The City of San Mateo levies Measure CC — a base $5.00 per $1,000 (0.5%) on all sales, rising to $15.00 per $1,000 (1.5%) on sales of $10,000,000 and above — which is customarily split 50/50 between buyer and seller. Cities such as Redwood City and Menlo Park levy no separate city transfer tax, so only the county rate applies. Equitas Homes represents you full-service for a 1% listing fee. Figures are illustrative; your net depends on your mortgage payoff and final terms.

What is the Equitas Homes 1% listing fee?

Equitas Homes provides complete, full-service listing representation — broad MLS and portal exposure, professional media, pricing strategy, disclosure packages, negotiation, and escrow oversight — for a flat 1% listing fee, versus a traditional 3% listing-side assumption. It is full service, not a discount or limited-service listing. Representation is led directly by Broker Louis Fong (CA DRE #01151598) with no junior handoffs.

What transfer taxes will I pay when I sell in San Jose, Mountain View, Palo Alto, or San Mateo?

Every sale owes the county documentary transfer tax of $1.10 per $1,000 (customarily paid 100% by the seller). On top of that, several cities add a base municipal conveyance tax that is customarily split 50/50 between buyer and seller: San Jose, Mountain View, and Palo Alto each charge $3.30 per $1,000 ($1.65 per $1,000 seller share), and the City of San Mateo charges $5.00 per $1,000. High-value 'measures' then stack on top: San Jose's Measure E (nothing under $2,300,000, then a non-marginal cliff applied to the full price — 0.75% from $2.3M–$5M, 1.0% from $5M–$10M, 1.5% over $10M, customarily seller-paid); Mountain View's Measure G (the conveyance tax rises to $15 per $1,000 over $6M); and the City of San Mateo's Measure CC (rises to $15 per $1,000 at $10M and above). Sunnyvale, Cupertino, Saratoga, Los Gatos, Campbell, Redwood City, and Menlo Park add no separate city transfer tax.

How is my net proceeds (seller net sheet) calculated?

Net proceeds = gross sale price − commissions − county transfer tax − the base city conveyance tax (your customary 50% share) − any high-value city measure tax (Measure E / G / CC) − escrow/title fees − disclosures (and your remaining mortgage payoff). Our calculator models these items instantly from your city and price. The commission is the single biggest lever, which is why a 1% listing fee has such an outsized effect on what you keep.

What is the 2% Direct Sale program?

When the winning buyer is genuinely unrepresented, Equitas can structure a total 2% commission — a 1% listing fee plus 1% for direct-buyer transaction coordination — while still representing you exclusively (single agency, never dual agency). Toggle it in the calculator to see how it changes your net proceeds. All commissions are negotiable and not set by law.
